I am looking to rent a one bedroom and have narrow down my search to these two apartments. Would love to hear some advice/opinion on which one is better. I have listed the pros & cons in my view for both apartments below.

50/70/90 Columbus

Pros:

  1. Right next to PATH & Sprove Market Place
  2. BASE gym membership (which is much bigger than gyms in most other apartments)
  3. Outdoor basketball court on the deck (I play basketball)
  4. One bedrooms are more spacious than one bedrooms in Urby (for the same price)

Cons:

  1. Worse views than Urby, but not too bad for high-floor units

Urby

Pros:

  1. Amazing view of NYC, especially for east, north, or south facing units.

Cons:

  1. Sqft for one bedroom is quite small for the rent
  2. Amenities in general (e.g. gym, lounge, etc) look small and packed
  3. Slightly far from PATH and grocery stores (compared to Columbus)

Let me know what else can be added to this list. Would love to hear some thoughts on which one is better.

Urby is like 2 blocks from exchange place path station? Are we talking about different urbys?

When whole foods opens in twelve years you'll also have good access to that, if you're in this for the long haul.

Also, sprove sucks. They tried to sell me a watermelon for 27 dollars. Haven't been back since.

It's like an 8 minute walk from the PATH. Not bad but Columbus is 1-2 minute. Plus Grove street goes to both WTC and 33rd. Urby to Newport is like 12 minutes or something to get the 33rd line.

I guess i said it's far because im comparing it to columbus which is literally right next to path. I updated the post on this.

Check out Modera Lofts. Those apartments actually have some character and the amenities are nice.

My apartment has tons of light, I have never heard my neighbors, and I think the barn doors are cute. Just offering another viewpoint.

The only consideration for you should be:

  1. what do you care about more space or views?

  2. which station do you like more? Grove Street or the combo of Newport + exchange place.

As far as I can tell, iron state manages both buildings and they do a good job with most of their properties in Hoboken and jersey city. They always have insanely low available inventory because they are pricing intentionally at market as opposed to above market.

Moved from 90 Columbus to 65 Bay. Everything feels higher quality in 65 Bay despite the building being a few years older.

That said the gym is tiny and cramped and I immensely missed having Base access. Base is not worth the $170 or whatever membership rate IMO.

We did similarly… moved from the ArtHouse to 65 Bay and really loving it. But, my take on the gym is quite different: I’m there every day and really enjoy it. It’s mostly empty (mid day or late afternoon) and its size is quite good compared to most building gyms. But yeah, compared to Base, it is tiny.

50/90/70 columbus... amenities shared by three towers = INSANE. pool is always packed. Have to grill during the week. constant passive-aggressive emails from management because dog owners are morons.
