Im in a pretty similar boat, and I was wondering about hiring a realtor. What I dont know but is important is how do you pay them?

As a tenant you typically pay nothing in a rental situation if they are willing to assist. Not all realtors deal with rentals I imagine

I'm not sure how typical this is for the area. I know in Boston it's common that the tenant pays the entire 1-month's rent to the realtor as a fee. There's nothing wrong with using realtors but definitely have a clear understanding about what you do and don't pay for before signing any agreements.

I have only done it as a landlord and paid 1 month as you described and only heard of the same. However you are probably right and it is whoever uses the realtor pays

I’m sure it varies between realty companies. In our case, I think the realtor gets paid by the landlord to basically deal with the payments and paperwork. We drop the rent check at the realtor’s office and it gets cashed almost immediately. We paid a small fee for a credit check. All in all, it was a super easy process and saved us a ton of time. It was so fast we didn’t even have time to look at other apartments. (Fortunately this one was the perfect location AND in her price range, so there was no need for us to shop around. I recognize we got REALLY lucky and not everyone will have this experience. Can’t stress that enough.)
