I pay about $250 a year for both my furnace (gas) and central A/C maintenance. The other thing is that when you have an annual contract like this with a company you can get same day service when something breaks.

Definitely the interiors of gas furnaces get dirty and need to be vacuumed, plus they usually check the electrical components to make sure they are still within spec. Plus all this https://sanbornsac.com/furnace-tune-up-checklist/. Here's a list of what to expect for an oil burner https://allproheat.com/other/sparta-nj-oil-burner-tune-up-cleaning/.

AJ Perry has a poor rep. I wouldn't do business with them. Find a local HVAC person to do maintenance on your equipment. Ask your neighbors or if you have a local FB group for your town you can ask there.

While you're at it, don't forget to get your dryer vacuumed out and your dryer vent cleaned out. Should do that every few years to prevent dryer fires.

my condo association requires the dryer vent cleaned every two years along with a chimney inspection. a good company will not charge you for services you don't need. we got our chimney inspection done this summer and the guy who did it did not try to sell us on needing a sweep (we had one last year from the same company) which i appreciated.
