I got my attic sealed and insulated last summer for 2200 dollars and it was a great investment with energy costs going up. If you bring up the insulation to R50 and use air sealing from a good company, it not only makes the house more comfortable but you'll save a ton on electricity for AC when it's hot or on natural gas when it's cold. Energy companies will usually offer a rebate as well.
It increases the value of the house easily by 2200 dollars and so far I've saved like 80% on my natural gas bill. Natural gas should be really expensive this winter so I'll probably pay for the initial investment in 2-3 years.
