yeah Pike and Rose siphoned off the suburbanites and the revival of the central core of DC (city center/wharf/navy yard) meant that the area kinda was no-mans land. There is hope if the wisconsin corridor keeps getting denser, but that is still an open question.

yeah, here are the plans: https://dc.urbanturf.com/articles/blog/a-first-look-at-the-residential-transformation-for-dcs-mazza-gallerie-mall/19897
300+ apartments, with affordable housing making up a portion.
They could build more affordable apartments, but the developers didn't want to risk asking the neighborhood for permission (PUD), which could add decades to the process and risk financial ruin.

But they seem to be everywhere. Like you give them an example with iPhones or cars and they come to the right conclusion, but housing breaks their mind.

Oh agreed. Structures shouldn’t appreciate. But I don’t want to burden everyone with all the vagaries of home ownership.

I would be weary to buy a condo in DC. DC allows for development so condos are just a depreciating assets, since there will always be ‘more’. And there are still tons of lots available for development.
If the city was fully built out and there were so surface parking lots period, I’d consider it.
The condos in my neighborhood simply sell for their original price. The rowhomes have all appreciated, since you can covert them to condos.

Dc is the only major city in the US to have had median rents rise less than inflation over the last decade. The data is pretty clear about this.

So 15 minutes extra compared to someone dropping me off if there is no traffic on 66?
Yeah, that sounds like nothing compared to the money saved on Ubers ($70 right now). That translates to a opportunity cost of time at $280/hour. Yeah, I’m saving the money.
Pretty much only driving if taking the entire family with luggage. (Which always made sense, even to DCA for us).

I’ve only done this once for my wife when she was coming back from a long trip with a pet. You don’t simply go out to Dulles, that pretty much takes up an half days worth of time.

Glover park has been unchanged in demographics since 1910. Used to have academics then (GU profs and scientists at the naval observatory), still has academics today (GU, AU profs, scientists and some economists/lawyers thrown in)
Kinda interesting how some areas are pretty constant and others have changed a ton.

This is why DC is starting to build more protected cycle tracks and such. But really they should just ban through traffic and install concrete and steel bollards at most intersections/make dead ends for cars.
Since enforcement has stopped, DC needs to make it physically impossible for cars to go into bike lanes and sidewalks.

Honestly have you looked at smaller rowhomes? They usually have small back yards too, which is nice with a dog. 3.5k will get you some of the smaller 2bd ones in ok neighborhoods.

lol, seriously if the rent is under 3000/month it will be cheaper than most of the surrounding areas. do you live here? this is the richest part of the city. median incomes are higher than even in georgetown.
