He is totally right. And I am going to annoy everyone who has never eaten pizza north of new jersey by saying it.
I was given a free Papa Johns pizza the other day. Oh my god was it bad in every way. It made me cry to think of how many people think of that as pizza

not so much an aquaintance, more a homeless woman who has become kind of my charity. I dunno, maybe that makes her an aquaintance.
She'd really benefit from an SRO.

yeah. They literally told me they found no one gave a shit, so they gave up. It's all about the toppings when it comes to sales.
For a while I could make a special request and get a good pizza

no it really isn't. This has been discussed ad infinitum in the pizza world and proved wrong over and over again.
The best Pizza state is often though to be Connecticut. Seriously. New Jersey also has great pizza. Neither of them use NYC water.
The yeast thing actually makes no sense if you make pizza. Check out how a retarded rise works. They probably just ignored that. You WANT slow and low yeast activity.

if DPU has the opportunity to be incompetent, they will.
They have refunded me my check before, and then sent out a bill with a late fee

It is more like an extreme zoning. Which is a taking. See the relevant jurisprudence.

still a cap. Still a restriction in supply. Still a thousand year track record of not working.
Good way to make it impossible to rent though, corporate landlords would love this

it's actually been going the other way - turned out their models weren't working and they lost a fortune, so everyone is dialing back. Given a down market I expect that will happen even faster

basically same thing all the other ones do - AP Hill can be removed.
The interesting thing is it's in the New York Times.

ok I laughed out loud. I kind of like the idea of moving a confederate around to all the bad intersections.
But they still haven't fixed some of the ex confederate intersections so I wouldn't hold out hope.

There is a big difference. The confederates ONLY thing was enslaving blacks. Not like the founding fathers, for whom it was a blot on very positive records.

It won't accomplish anything for the black community. (except improve traffic and fewer accidents at that horrible intersection) Ironically, it does improve our marketing to people who want to move here, which will probably result in people moving here.
Some would say more immigrants from the northeast and california will help make Richmond a better place. I certainly think that. But some will say it will cause gentrification and force black people out of the city. This is probably also true
But practically speaking, taking down the other statues and leaving AP hill is silly. We should be taking down AP Hill

we really should. The fact the US army has Forts named after confederates has always boggled my mind. What's next, Fort Ho Chi Minh?

yes. Key is enough. But the fact no one is discussing is population growth.
US Population 1970 203million
US Population 2020 331 Million.
Over a 50% more people in the US. Are there 50% more places to live in New York? No. In Richmond? Also no.
The housing crisis is really quite simple. To house 50% more people you need 50% more housing. And we basically banned dense urban housing in 1970 through zoning

5th amendment. Takings clause. That's a huge thing to push through the zoning restriction cases which were a bit shakey to begin with

a 30% cap on rentals is the very definition of a restriction in supply?

key is just get yourself out there, but yeah, if you figure out something you like doing you are more likely to have stuff in common with the people you meet.
But you do need to get out there, no one will come to you. And it's hard out of college
