While Philly hasn’t rebounded in population. It has exceeded the amount of households during its peak. That’s why most units constructed are studio/1bd. That is to say, land use is bad in the city, due to backward zoning and overlays the amount and density of housing built will not meet demand in the near or medium term.

Unfortunately, until the city urbanizes and densifies further outside of Greater Center City this is a losing coalition/message. While I agree this should be a priority for the next Mayor many if not a clear plurality of Philadelphians believe the car is sacrosanct even when walking or public transit is an safe, viable option.

Perfectly fine area and building. Locals are vocal online like everyone but in general no one cares you live there. It’s right near garden court apts which are getting a 13 story addition soon so there may be construction noises in the near future. Otherwise very friendly neighborhood and close the the el/42/21/64 and Baltimore Ave trolley. Tons of stuff to do at Clark park.

Philly is poised for a lot of growth just go up to kensington and spring garden. There is already 3 towers going up on Spring garden and Front St/Kensington Ave/Frankford Ave have a new apartment building completed or started each month. The COL is creeping up, but a lot of people arent ready for what is to come. Just at look at brewerytowns transformation in less than 5 years same with Point Breeze.

Only place u might find this in Chester county is West Chester and you’ll mostly be going out with college students. The mainline is expensive + boring outside of Ardmore. KOP is even worse and really has no late night activities outside of phoenixville or West Chester both which will require a DD or an insane Uber budget. There’s a reason the suburbs are where most people move once they are settled down and want to live boring lives. Just move to Philly. If ur working at vanguard they have a shuttle from RR.

Personally, no matter where you live the commute will be hell unless you live near 276 or on the mainline/Chester county. Even taking the R5 (paoli/thorndale line) to malvern, the campus is nearly a mile away and there are no sidewalks to get there. If you did decide to take transit you would have to live in or around center city. Driving is going to suck because of 76. It’s an okay employer but not convenient for living in or around Philly.
