So, I will say this: offering to pay a whole year up front is a bit of a red flag. Even though you think it shows financial strength, it can come off to the landlord as “why is this person so desperate…why doesn’t anyone else want to rent to them?”

I’d would 100% rent to you if I had confidence that your source of income was stable. If your wages are from a w-2, the bigger concern to me is “what industry is this person in, and what’s their educational background/likely salary progression/ability to find replacement work if they are downsized?”

The fact that your fiancé is going to make a ton of money in FUTURE years is wonderful for you both. BUT…to expect a landlord to value that TODAY means you are asking them to take you on as business partners and absorb risk that she will be able to get her green-card and land that job. This is a year or so away (by your admission) and it does zero for a landlord wanting to know how the next 12 months of rent will get paid.

My advice would be to condense your elevator pitch down to only the critical stuff a landlord wants to hear. I’d lead with “I have PERFECT credit. I pay all my bills. We are educated and successful. My fiancé is anticipating a large salary bump down the road (maybe hint at her industry if it’s medicine or law, but don’t mention immigration status - it’s none of a landlords business and will only work against you) and in the meantime, we have plenty of money saved up since we have always been a frugal and financially responsible couple. We are quiet, clean professionals and this place seems perfect for what we are looking for (flattery is always nice and shows you are sincere about wanting that apartment and not indifferent/flakey/looking at thirty similar units). The rent amount and deposits aren’t a problem for us, we can meet to sign a lease and give deposits as soon as you are ready. (being able to move quickly and decisively is really important). Look forward to hearing back from you!”

I say this all because a landlord’s three biggest concerns are (in order):

  1. is this person sincere about wanting this place, or if I take it off the market…will they waste three weeks with stories about why they can’t scrap together a deposit

  2. will I get paid on time

  3. will these tenants take care of the place/be a hassle/wreck the place.

All you are trying to do when applying is prove that you are presenting zero worries about either of those three things.

I’ve been a landlord/developer for almost 30 years in almost every Boston neighborhood. This underwriting approach to tenants has never failed me. I had zero Covid deadbeats and have had 100% occupancy for well over a decade in dozens of units.

IMO, letting them roam around free to associate with their hate groups also only radicalizes them further and places innocent people at risk of harm.

Jail sucks, but there is no excuse in a civilized society for what these hate groups are doing, and they need to be jailed when they break the law.

This sounds like a judge who philosophically doesn’t believe in prison time for anyone, simply because it might make people more dangerous.

And yes. There’s some truth to that.

But we are currently at “this guy slashes the throat of strangers in cold blood”.

To me it’s not a question of whether jail will reform him or make him “worse” somehow.

You don’t “accidentally” find yourself slashing a stranger’s throat.

Whats needed here is a big dose of “specific deterrence” (locking up THAT offender so that HE can’t commit another crime in the future).

Shoplifting, petty theft, drug use, sure. Keep those folks out of jail and focus on rehabilitation. Those are often crimes of necessity.

But violent attacks like this are clear signs that someone is already so mentally unfit for society that institutionalizing them (by putting them in jail or a mental hospital for a long term) is the only option IMO.

The blood of the next victim of this career criminal will be on the judge’s hands.

The $5 million plus home market sells to business executives, pro athletes, lawyers, and senior bankers.

Their earnings have never been higher than they are now. Regardless of what happens in the economy, their incomes will be even higher next year, and the year after that.

Wellesley will be just fine.

If there was a glut of $2 million new construction homes in Dedham or Walpole, those might see some softness.

It’s not the sex trafficking. You are hung up on that. It’s the financial transactions. It falls under anti-money laundering (AML) “know your customer” rules that banks MUST follow.

Let’s say I have an account at chase as my clearing/client funds account. And a bank I’m a solo/small shop lawyer or a banker.

If all of my “clients” I have are all Swiss bank accounts and cayman accounts and I’m sending and receiving tens of millions of dollars…it sets of various “know your customer” red flags. And the custodial bank (Chase) should be observant of them.

Epstein was engaging in financial transactions that were unexplained by his purported “financial advisory” business.

That’s what these types of suits are about. That the custodial bank missed AML red flags.

Here are several common AML red flag indicators, and note how NONE of them talk about rape or trafficking. It’s all about the financial aspects of the transactions:

  1. Secretive new clients who avoid personal contact

Firms should have Know Your Customer (KYC) and customer due diligence (CDD) procedures in place when onboarding new clients. If a customer refuses to answer questions about themselves, firms should consider whether this is suspicious, especially if they have criminal associations, or know an unusual amount about the money laundering process.

  1. Unusual transactions

  1. Unusual source of funds

Transactions involving large amounts of cash or private funding could indicate money laundering, and if cash deposits or complex crypto assets are involved, identifying the source can be difficult.

  1. Transaction has unusual features

The size, nature or frequency of transactions, or repetitive instructions involving common features, are all AML red flags. Firms should be particularly alert if a transaction appears unusual for the customer’s profile, or if there is unexplained urgency.

  1. Geographic concerns

If a firm is not local to the customer, why are they using it? Unexplained connections with – and movement of money between – jurisdictions should also raise suspicions.

  1. Politically exposed persons

Individuals – and their family and associates – in high positions are more vulnerable to corruption and could pose a higher risk of money laundering for quid-pro-quo favors or kickbacks. While no standardized global definition exists, PEPs typically include heads of state, senior politicians or government officials, judicial or military officials, senior executives of state-owned corporations, or important political party officials.

  1. Ultimate beneficial ownership is unclear

Ultimate beneficial owners are the people who ultimately own or manage a company. Complex ownership structures, or the use of shell companies, could be an attempt to disguise criminal activities and carry out financial crime.

  1. Jurisdiction risk

Some countries or jurisdictions have high levels of corruption, unstable governments, or are known as money laundering havens. They could also have inadequate AML/CFT regulatory and judicial frameworks, or be subject to economic sanctions. Transactions that involve these countries should be carefully monitored as AML red flags.

  1. Sanctions exposure

It is important that firms review relevant international sanctions lists to ensure that customers are not sanctioned themselves, or involved, or transacting with, a sanctioned entity. As Russia’s invasion of Ukraine has demonstrated, sanctions lists are subject to change at short notice. This means firms need to ensure they have a real-time plan for managing rapid changes.

  1. Adverse media

Additional checks may also be needed if the customer is a subject of negative news media in any part of the world, as this could increase AML risk. Firms should ensure their adverse media screening is appropriately aligned with common predicate offenses.
