I think that's an over-generalization. There are some stunning apartments in the brownstones in this town....absolutely gorgeous. And you can have mice anywhere. And wow, are there some nightmare stories about some of the high-rise luxury buildings in JC!

You may have a hard time finding a one-bedroom for 3K in a luxury building. Maybe check in the brownstones? You might need to use a realtor to do that, but in the end you will save a lot of money. The prices of the managed buildings have become obscene over the past year.

So do the year, make the best of it, and move to Manhattan. When I left NYC and came here I was MISERABLE, but then I made friends and now it's great. However, for you it could be different. Pack up again and move to the city. Your apartment will be half the size for the same amount of money and you'll probably have to lose the car, but life is short. Go and be happy in the city.

Scam. You should apply for each apartment separately. Some landlords use a different system, etc. Also it it is a "no fee" to you apartment usually the landlord will pay....realtors don't work for free.

The developer owns a huge number of units still, making it hard to get a mortgage and making it hard for owners to make any positive changes since the developer's vote will win every time. Do your research, there is a reason this building has not gone up in value as much as others.

Just FYI back in the day when it was IMPOSSIBLE to get an apartment in NYC (it seems to be getting like that now, well at least the well-priced ones) my brother saw a building owner taking out the recycling one night. He went over and said "I'd love to live in this building, and I'd be happy to do the recycling for free for as long as I live here". He was in a new apartment within a few weeks, he did the recycling for 10 years there and the landlord never raised his rent AND he avoided a broker fee. We all kidded him for it, but he lived in a fantastic neighborhood for low rent and a chore he probably would have helped out with anyway (he's like that). Sometimes it helps to think outside the box.

PEOPLE....charter schools are just crappy public schools. There is even a name for this: "charter confusion", and people write whole PhD thesis on this topic. They pull money from the regular public schools, abuse their teachers with insane amounts of work, and so many of them close. What we need in JC is a fully funded, FANTASTIC public school system that serves every child regardless of whether they win a (rigged) charter school lottery.
