When you have events like this occurring across Broad Street during games at the Rock(and frequently occurring for DECADES), can you really blame the Gateway for being the way that it is, catering to affluent out-of-towners? Can you really blame folks like u/OpportunityPlayful70 for saying Downtown is a joke? It's a Black version of present-day San Francisco. Until the city takes a no-broken windows approach, until they give the middle finger to the locals who hold the city(and downtown) back, expect more of the same.

NJIT to Roseville(Park Avenue stop) is a subway ride away. Why would you walk?

The area gets better when you are by Park Avenue & points north and close to Branch Brook Park. I've walked thru that stretch in the past w/o much issue, tho this was back in the late 2000s/early 2010s. But anywhere from 6th Ave south towards 280 and Roseville Ave west going towards East Orange, unless you have a ton of street smarts, avoid like the plague. Fairmount is even worse.

Just read your posts with effort. Yeah go with Upper Roseville instead. City subway lets you off by the park.

Outdoor accommodations? You want this to turn into the literal crapshow known as LA or Portland? Where QOL has completely deteriorated due to the tent cities? You can't have downtown like that when it already suffers from a stigma of being a warzone.

As I said before, the city itself is dominated by the ghetto class who don't give AF, and city officials comprise of people who pander too much to them.

>Clearly Newark is on the radar for alot of people businesses at this point.

Mainly due to the incentives. Not because Newark is a great city or NJ is a great state. They saw what the offer was for Amazon and think they can get some of that, and even then not many businesses have moved in nor many MAJOR projects have broken ground let alone being constructed.

When I resided in Pittsburgh last year a couple of 7-11s downtown attracted plenty of bums and lowlifes loitering, especially in the morning. Same for one in Center City Philly. Replacing it with something more upscale and an owner who takes no BS can help. But at the end of the day the city and the ghetto mentality consuming it needs to enforce the law and promote a good QOL. EDIT: Downvoted for being right. The city has a low class ghetto problem which allows crap to occur. Acknowledge it and solve it.

For a city of around 300K, you got good mass transit, from buses to regional rail to heavy rail to "light rail". NJPAC the Newark Museum and even the library are class. If you're a fan of rodizio Ferry Street has no rival. The Prudential Center, despite being poorly managed, still gets good reviews.

Prior to remote work being a thing, this was an issue. You saw a good amount outside when the weather was nice, specifically east of Broad and maybe further up Broad by the newer Prudential tower, but for the most part they were in the Gateway, Penn Station or they drove in and out.

Many buildings downtown don't produce foot traffic due to the set up.
