And also checking unknown is also v common everywhere in NE esp around lead. I mean if they do actually know something and don’t disclose it’s on you the buyer to do you own research but “unknown” is a legitimate answer. Folks don’t look on purpose for some stuff. And realtors are obligated to disclose if their seller does tell them something as well. Is this a FSBO?

Re snow tires. Never used them but we do have a friend with a compact car and a sloped driveway who swears by them but yes they are an expense. And you’d have to have a place to store the other ones during the winter so unless you have space in your garage and about 400 bucks every six months….. If you lived on rochambeau or a similarly sloped street I’d consider them - maybe- if I had the money and a small car but I temper that by trying to drive as little as possible. And also complain to the city via 311 when they don’t plow / salt your side street (east side coverage for that kind of thing is terrible).

So many places will have been rented by august because of the influx of graduate and medical students / residents. You should start looking in spring (like april) if possible if you have any interest in east side and west side in particular. Med students go for June and July 1 with PhD and Masters students picking up for august 1. Many many landlords stick to that schedule because it’s like add water and tenant appears based on when their academic support or residency starts. My advice is bumping up your plans a few months you’ll have tons more options. Esp with that budget. It’s a town and gown city esp when it comes to the rental schedule so keep that in mind. Complexes aren’t as common in the city / triple deckers yes. There’s a huge new development by Trader Joe’s but it’s crazy expensive (and ugly imho). The streets immediately around brown will be lots of undergrads - less so as you get away from the area immediately around campus. But still look in fox point with that in mind. Agree with street by street for west side and even elm wood. East side is huge and has lots of rentals.

Showing up basically knocks the ticket down. Just admit you were in the wrong and won’t do it again. Pay fee. Move on. I can’t speak to whether your particular insurance will pay attention or but stating out loud you were tired and claiming the cop is maybe wrong you can’t remember - don’t do that. Apologize and get a reduced fee.

Never had a call from Our company. My neighbor did when he was shopping around for a new carrier and they (new carrier) did an inspection and told him he had to upgrade his electric (all k and t) or lose his insurance in a month. But otherwise never heard of that. We’ve even had claims folks come out when we had to actually use the insurance and they didn’t “redo” an inspection.

But hey there’s always a first time. Maybe the company is getting bought out and they are doing this as part of that? Or it’s a scam.

One would hope but when you go to pull permits on our house predating us, there's basically nothing. And most of our stuff isn't online either, even stuff we know we've pulled. I know city records are a mess (rumors of a "fire" back in the day) but I've also been in negotiations with contractors who are less than enthused to pull a permit - baffling and we don't hire them because isn't permitting included in the price we pay anyway? In Boston you can see permits going back decades so it's always weird to me that permitting seems "optional" around here. I'm assuming that state would have to inspect like the state had to inspect our solar system but maybe it's just a permit.
