Bergen Lafayette is one of the areas I thought has had the most gentrification recently.

I think that used to be true but downtown hasnt really gone up in value the last 5+ years where everywhere else has gone up a lot. Next reval will see a big rebalance in taxes again.

For pools there are a few options, hot tubs not so much.

We used to be safe from Lyme disease. I've seen ticks in LSP but hope they're not infected.

Staten Island has thousands, I presume some can sneak across the bridge.

I'd prefer a walkup, but parking is a big difference that swings it for a condo.
