We looked into becoming landlords a few years ago when moving. Did some informal risk/benefit calculations and nope, not worth it. Sold the old house, threw the money into an S&P 500 index fund. A house that could have been a very reasonably priced rental property stayed off the rental market. Turns out there are consequences to having a system that's unfriendly to landlords.

You don't want your house to become a gathering spot for homeless people but yeah, a one-off incident of someone filling up a water bottle is a non-issue.

Yes it does. Everyone knows that the juvenile system is a joke and hands out meaningless non-punishments.

My recommendation is to call a big ortho group in the area. IMO you can't go wrong with MedStar (the ones at Union Memorial). All of their doctors are fellowship trained and subspecialize in certain areas. Contact them and tell them your issue, they'll refer you to a surgeon with the most appropriate training and experience.

Maryland courts have ruled repeatedly that although it's a duty to retreat state common law does not require you to retreat in your own home. The right to stand your ground isn't protected by statute but [there is caselaw on the side of homeowners].

IMO that's one thing MD should clean up. I don't really think that SYG matters much but the law should explicitly protect the right to self defense in your own home. People should also have better protection from civil suits if they shoot a home invader.
