I mean having a lot of money does not make it sustainable. MLS has struggled for years and only more recently has had success financially. With the shifting sports landscape and move towards streaming etc I have serious doubts this can be financially sustainable even if they have a low burn rate

Oh fuck off with this complaint. Its Metro Boston its good enough. It is a T community its good enough. Boston is an unusually small major city so counting more of the surrounding towns/cities as Boston is fine.

It doesn’t need as much space. It can be setup similar to Target in Fenway. Tremont Crossing would be one area. I would also say West Roxbury, or even Watertown could work. For who it would impact itd be more Target, BJs, Ocean State, and Home Depot that would feel the pressure from it
