Our setup is weird - it's an old cape that has been heavily remodeled and at some point, when previous owners update the 2nd floor, they added ducting and just never did anything with it. So we're going to have the air handler put into the scuttle which will take care of the 2nd floor, and will be installing two ductless ceiling cassettes for the first floor. I do have some concerns about the air handler performance in the scuttle, which is insulted but gets quite hot in the summer but Carjon didn't seem concerned.

I own a couple of rentals - sounds like an absentee landlord. If you want to, DM me and I’ll give you some guidance. I’m mostly wondering why the heat hasn’t been repaired, did they tell you anything? Sometimes getting contractors can be tough and a heating system replacement can take a week or two to be completed (depending on how busy the contractor is/availability of material) but that kind of delay is extreme

Sounds like the landlord either made an error on the lease and meant to say “water” was included or your hot water is supplied by an electric water heater separate from the oil boiler. Are you paying for electricity?

Conventional gas forced hot water. Pretty good system, but nothing super high end. I mostly want a mini-split so I don't have to deal with window ACs, but I figure the supplemental heat would be good to have.
