My favorite part is that I get to watch my team for the third time in my lifetime in the big game. Some aren't so lucky. GO BIRDS

This will continue to get worse as the inequality gap widens here. Cars are super easy targets, and we clearly have people living in the city who do not want to believe that Richmond is indeed a city. Don't leave anything in sight in your vehicle, don't leave it running while you're away from it, don't be dumb. If you have a Kia/Hyundai on the Kia Boys shit list, lock it down or trade it in, because it's a matter of time before it's disappearing.

The police don't eliminate this issue in any city, let alone richmond.

Same. I thought for sure the entire law enforcement world was going to converge on me the first time I used one of the Instagram services. It's been totally fine. Really nice people too.

Edit: before I get DMs asking who I use, these relationships are fragile af. Can't share that with strangers on the web unfortunately.

I had a pretty bad experience with them at Canal Walk Lofts. Maintenance is fantastic over there, but the office team was constantly turning over and seemed to be run by people who have no understanding of multi-family prop management.

From pre-lease to move out, I dealt with some of the most incompetent leasing agents and PMs I've ever experienced... coming from someone that has been dealing with that industry professionally for years.

Lots of houses fit your criteria in East Highland Park. There are some pretty pockets of the neighborhood. Definitely drive around and vibe check anywhere that hits your budget. It's the only way to get a proper read on various things.

HF is fantastic for the tools you may only need a few times, and for specialty tools you don't want to shell out for. It's wild that a good amount of people have never heard of it and just buy whatever is at Lowes/HD.

You just have to commit and take on a project. There will be mistakes that you can learn from, and happy victories. This Old House has been on forever and is a pretty great resource to learn the high level version of just about anything. My pro-tip is to always work smarter not harder. Pay a little extra and get yourself the right tools for any job, and with many things DIY, it's all in the prep work.

I've been crushing those Stouffer's Bowlfuls way too much lately. I wish I lived closer to Union Market so I can crush good sandos and watch people poorly navigate roundabouts.
