Even if you could it would be pretty risky. If for whatever reason you didn't end up getting the mortgage you'd lose your deposit at a very minimum. Worst case you would end up being sued.

I bought a house with cash after I sold my current house and they asked for proof I have or at least would have the cash

The housing market is nuts. I cashed out on my house outside of Boston in 2022. Literally just bought a house out in Western Mass, I work remotely and it's close enough to occasionally come in.

I recently moved to western Mass from the Burlington area. I have yet to meet anyone who is openly hostile to the government. This isn't rural red Texas, in many ways much of western Mass is more liberal than a lot of the areas inside 495. Except maybe the close Springfield suburbs, that's just a weird area.

I work remotely and recently moved from the Burlington area out to Western Mass. I can confirm that trying to find a primary care physician out here is an exercise in futility. I've had a couple of places tell me to check back in 2024 in mid 2022
For now, it's easier just to drive back to my old one by Boston.
Weirdly specialty care can be a little easier, but you better not have an HMO that requires a referral.

If you truly want to not be connected to the power grid a 1000 gallon propane tank with propane furnace/boiler/hot water heater. That will be the most reliable heat and hot water.
Next for electricity estimate your power usage and get a significantly oversized solar system. Then install enough batteries to run everything for a few days without much solar.

Us that right out of grad school or after a few years. My salary has doubled since finishing grad school 8 years ago.
